Rental Application Information, Income Criteria & Security Deposit Disclosure
Thank you for your interest in our property.
Please read and complete all sections of the application carefully. If you have any questions, contact us immediately to avoid delays in processing.
Each resident 18 years of age or older must submit a separate rental application. Applications must be complete before they will be processed, including applications from all co-occupants. BRC Real Estate reserves the right to request additional or supporting documentation if the information provided is insufficient to evaluate the application.
A complete application must include:
All required fields completed
A valid government-issued photo ID
Proof of income or other supporting documentation acceptable to BRC Real Estate
Any other documentation reasonably required to verify the applicant's qualifications
Applicants receiving housing assistance, rental subsidies, or other programs where their portion of the rent is $0 may enter "N/A" for income and employment-related questions and provide contact information for their assistance provider. Applicants may also enter "N/A" or other applicable information in required fields when necessary to bypass software limitations and proceed through the application process.
An application fee of $36.55 per adult applicant must be paid before an application will be processed. Application fees are non-refundable.
Application fees consist of the following actual expenses:
Credit Screening: $18.00
Criminal Background Screening: $12.00
Identity Verification: $5.00
Application Processing and Staff Administrative Time: $10.00
Applications will not be processed until all required documentation, signatures, and applicable application fees have been received.
3.3 Income Criteria — Two Times the Rent
Combined gross monthly household income, before taxes or other deductions, must be at least two (2) times the monthly rent.
Acceptable income documentation may include:
Two most recent pay stubs
An employment offer letter
W-2 plus the most recent tax return
Two to three months of bank statements for self-employed applicants
Other documentation acceptable to BRC Real Estate to reasonably verify income
When there are multiple applicants, income may be combined for purposes of meeting the household income requirement. Each applicant's income documentation must still be independently verifiable, and the combined income must meet the required 2x threshold.
Example: If the monthly rent is $1,500, the applicant(s) must demonstrate combined gross monthly income of at least $3,000, or $36,000 annually, to meet the standard 2x income requirement.
3.4 Use of Guarantors / Co-Signers
A personal guarantor or an approved third-party guarantor program, such as The Guarantors, may be used when an applicant does not independently meet the income requirement or otherwise requires a guarantor based on the property's screening criteria.
A personal guarantor must:
Meet the applicable income requirement of at least three (3) times the monthly rent
Complete a full application
Pay the applicable application fee
Meet the applicable credit and screening requirements
Sign the lease as a guarantor and not as a resident
A personal guarantor must have a credit score of 700 or higher and must pass the applicable criminal screening requirements.
Example: If the monthly rent is $1,500 and the applicant demonstrates only $2,000 in monthly income, the applicant does not meet the $3,000 monthly household income requirement. A qualifying personal guarantor must demonstrate income of at least $4,500 per month, or 3x the monthly rent, and meet the applicable credit and screening requirements.
Applicants using an approved third-party guarantor program must complete the program's application and approval process and satisfy all applicable program requirements.
3.5 Application Approval Criteria & Guidelines
Application approval is based on consistent screening criteria applied to all applicants. Credit scores for multiple adult applicants may be averaged for purposes of determining the applicable security deposit requirement.
Credit Score / Security Deposit Requirements:
625 and above: Pass; security deposit equal to the advertised security deposit
575–624: Security deposit equal to one (1) month's rent
550–574: Security deposit equal to one (1) month's rent plus a 25% increase
535–549: Security deposit equal to one (1) month's rent plus a 50% increase
1–534: Applicant must have a qualifying co-signer/guarantor or obtain an approved bond through The Guarantors
No Credit Score: Applicant must have a qualifying co-signer/guarantor or obtain an approved bond through The Guarantors
When there are multiple adult applicants, credit scores may be averaged to determine the applicable security deposit requirement.
Example: An applicant with a 700 credit score and a co-applicant with a 550 credit score would have an average credit score of 625, calculated as follows: (700 + 550) ÷ 2 = 625.
Applicants falling within the lower credit-score ranges may be required to provide a qualifying co-signer/guarantor or participate in an approved third-party guarantor program.
Additional Screening Criteria
Bankruptcy:
Bankruptcy filed within the past five (5) years: Does not meet standard approval criteria
Bankruptcy older than five (5) years: May meet approval criteria, subject to all other screening requirements
Discharged bankruptcies may be evaluated for acceptance. Applicants with a credit score below 599 and a non-discharged bankruptcy may be considered with a qualifying co-signer/guarantor, a security deposit equal to two (2) months' rent, or both, provided all other applicable screening criteria are satisfied.
Rental Collections:
Rental collections do not meet standard approval criteria unless satisfactory proof of payment or resolution is provided.
Criminal Background Screening:
A five-year criminal background screening will be conducted on all applicants and occupants 18 years of age or older. Criminal history will be evaluated in accordance with applicable federal, state, and local laws and the property's established screening criteria.
Criteria are applied consistently and documented for every applicant. Any permitted exception requires written manager or owner approval and may not be based solely on verbal approval.
Security Deposit Disclosure
Security deposit requirements are determined based on the property's established screening criteria and the results of the application screening process. The required security deposit may vary based on credit history and other applicable qualification factors.
Applicants acknowledge and understand that:
Security deposit requirements are based on the results of the application screening process.
Multiple applicants' credit scores may be averaged when determining the applicable security deposit requirement.
Applicants may be required to provide an approved guarantor or participate in an approved third-party guarantor program based on their screening results.
The security deposit is refundable in accordance with the terms of the lease agreement and applicable state and local laws, less any lawful deductions.
Meeting a minimum credit or income criterion does not guarantee approval.
All applications remain subject to the property's full screening requirements and verification of the information provided.
All applicants are subject to the same established screening criteria, subject to applicable law.
Administrative Fee Disclosure
All executed leases are subject to a $300.00 administration fee. The administration fee is not charged or owed unless and until the lease term commences. The administration fee is due on the first day of the month immediately following the commencement of the lease term.
Applicant Acknowledgment
By submitting an application and/or entering into a lease agreement, the applicant acknowledges that they have read and understand the application requirements, income criteria, guarantor requirements, security deposit criteria, screening criteria, application fee, and administrative fee disclosures contained herein.
The applicant understands that submission of an application does not guarantee approval and that approval remains subject to completion and verification of all required screening and qualification criteria.

For Applicants to Properties in Colorado:
Portable Tenant Screening Reports (PTSR):
1) Applicant has the right to provide BRC Real Estate with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and
2) if Applicant provides BRC Real Estate with a PTSR, BRC Real Estate is prohibited from:
a) charging Applicant a rental application fee; or
b) charging Applicant a fee for BRC Real Estate to access or use the PTSR.
Pursuant to Landlord's rights, if Applicant provides BRC Real Estate with a PTSR:
a) the PTSR must be available to BRC Real Estate by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports;
b) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and
c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
Colorado Revised Statute, C.R.S. § 38-12-902(2.5) defines a Portable Screening Report (PTSR), and any PTSR submitted by you must meet the following definition.(2.5) “Portable tenant screening report” or “screening report” means a consumer report prepared at the request of a prospective tenant that includes information provided by a consumer reporting agency, which report includes the following information about a prospective tenant and the date through which the information contained in the report is current:
(a) Name;
(b) Contact information;
(c) Verification of employment and income;
(d) Last-known address;
(e) For each jurisdiction indicated in the consumer report as a prior residence of the prospective tenant, regardless of whether the residence is reported by the prospective tenant or by the consumer reporting agency preparing the consumer report:
(I)A rental and credit history report for the prospective tenant that complies with section 38-12-904
(1)(a) concerning a landlord's consideration of a prospective tenant's rental history; and
(II) A criminal history record check for all federal, state, and local convictions of the prospective tenant that complies with section 38-12-904(1)(b) concerning a landlord's consideration of a prospective tenant's arrest records.
Further, pursuant to C.R.S. § 38-12-904(1.5)(b), landlords may require:
(I) That the screening report was completed within the previous thirty (30) days;
(II) That the screening report is made directly available to the landlord by the consumer reporting agency for use in the rental application process or provided through a third-party website that regularly engages in the business of providing consumer reports and complies with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency;
(III) That the screening report is made available to the landlord at no cost to access or use in the rental application process; and
(IV) A statement from the prospective tenant that there has not been a material change in the information in the screening report, including the prospective tenant's name, address, bankruptcy status, criminal history, or eviction history, since the report was generated.
Pursuant to Landlord’s rights, except for Applicant’s credit history, Landlord requires that any PTSR provided by Applicant meet these additional requirements.
Portable Tenant Screening Reports (PTSR):
1) Applicant has the right to provide BRC Real Estate with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and
2) if Applicant provides BRC Real Estate with a PTSR, BRC Real Estate is prohibited from:
a) charging Applicant a rental application fee; or
b) charging Applicant a fee for BRC Real Estate to access or use the PTSR.
Pursuant to Landlord's rights, if Applicant provides BRC Real Estate with a PTSR:
a) the PTSR must be available to BRC Real Estate by a consumer reporting agency/third-party website that regularly engages in the business of providing consumer reports;
b) the PTSR must comply with all state and federal laws pertaining to use and disclosure of information contained in a consumer report by a consumer reporting agency; and
c) Applicant certifies that there has not been a material change in the information in the PTSR, including the Applicant’s name, address, bankruptcy status, criminal history, or eviction history, since the PTSR was generated.
